Another hot summer is upon us! While some prefer to stay cool indoors, the summer months provide an opportunity to get outdoors and enjoy all that Leon County has to offer. Whether you’re off to nearby beaches or enjoying local attractions, our community provides something for everyone.

As we saw last year, the real estate market in Leon County remains strong, resulting in consistent increases in property values. Our state’s favorable climate, coupled with a lower cost of living and limited supply of housing stock, have fueled this upward trend. You can read more about this year’s property values in our quarterly newsletter.

In June, I joined local leaders at the Public Safety Complex to officially kick off the hurricane season. While weather experts have predicted a near-normal season, it’s always a good idea to make sure your family is prepared. Copies of the Leon County 2023 Disaster Survival Guide are available in the lobby of our office.

Notice of Proposed Property Taxes: What is it?

Your notice of proposed property taxes is also known as your TRIM notice, which stands for “truth in millage.” This statutorily required notice is mailed to all property owners annually.

  • Please review your TRIM notice carefully. Although the notice states, “This is not a bill”, it reflects what your property taxes are likely to be on your November tax bill.
  • The TRIM notice contains a large amount of information that may seem complicated. Please refer to our “TRIM Notice Explained” for a detailed explanation.
  • For questions related to Property Values, Assessment Reductions and Property Tax Exemptions, please contact our office.
  • For questions related to Tax Rates, Property Taxes and Non-Ad Valorem Assessments, please contact the appropriate taxing authority.

THE BUYER'S CHECKOFF LIST

  • File for your homestead exemption! This may save you hundreds of dollars each year. You can file online, just click here.
     
  • There are other exemptions that may save you money. Visit our Exemptions page for more details.
     
  • If you previously filed homestead within the state of Florida, you may be eligible for additional savings. When filing for your homestead exemption, remember to file a Portability application.
     
  • Get an estimate of your property taxes. Do not assume the taxes from the previous owner will be the same for you; a change in ownership may reset the assessed value to the full market value, this could result in higher property taxes. Search for your parcel to access our tax estimator tool or call our office at (850) 606-6200.

    I want to take a moment to tell you of a most amazing experience I had at your office today. Deanne Holder waited on me and my daughter, Kelley DiSalvo, as we were trying to make heads or tails of some small pieces of property that belonged to my deceased husband, John Pat Krause, and me. Some of the lots were in low land and one piece of property didn't even have an address, except the address of the next door neighbor. Deanne very, very patiently looked up each and every parcel and helped us see the adjoining property owners so we can contact them, where needed, and also take the necessary steps to finally dispose of the remaining lots. I can see that Deanne is a treasure to your office and the citizens of Leon County.

    on the way out of the building, my daughter and I were commenting on the wonderful service, when another one of your employees, Valencia Scott, kindly helped us with an email address where I could send this message. Thank you for your wisdom in hiring top notch employees!

    I just wanted to let you know how helpful Mike Nichols was in helping us through a complicated situation in a real estate transaction where a tax certificate had been sold on the subject property. NATIONAL RECOGNITION FOR EXCELLENCE

The Leon County Property Appraiser's Office has been awarded the Certificate of Excellence in Assessment Administration from the International Association of Assessing Officers.

The CEAA award is in recognition of utilizing best appraisal and assessment practices. In 2012, our office became the 11th jurisdiction nationally to earn the certificate since the inception of the program, and the 8th jurisdiction in Florida. The office was recertified in 2018.
